Sanding and Refinishing FAQs – Answers from the experts at Aladdin Carpets and Flooring

When people get in touch with us about sanding and refinishing their hardwood floors they usually have a lot of questions, which our staff of highly trained professionals are more than happy to answer. As a service to those just considering the idea we have assembled this handy list of FAQs to help answer some of the concerns or clear up any confusion you may have about sanding and refinishing.

How will professional sanding and refinishing improve my hardwood floors?

Cared for properly hardwood floors can remain beautiful for decades. Proper care however is the key and if your hardwood floors have been in place for years, or you have recently acquired a home with hardwood flooring that has been less than well cared for sanding and refinishing them can restore them to original glory. It’s a delicate and labor intensive process though, so to get the best results sanding and refinishing hardwood floors is a job best left to experienced professionals.

You can indeed rent a sanding machine at a number of locations and give it a go yourself, just don’t be too surprised when the results are not quite what you expected. One of the biggest reasons is that the kind of equipment we use is just not available to the public. The average rental sander plugs into a standard 110 volt outlet and usually only usually only ¾ horsepower and frankly even our most experienced sanding and refinishing techs have a hard time getting a good job done with one of those.

We also know which products are the best to use on each individual floor and how to apply them so that they are both effective and attractive and are compatible with one another, otherwise the finish will wear prematurely, crack, peel or worse.

What is actually involved in the average sanding and refinishing job?

To be honest in our experience there really isn’t such a thing as an “average” sanding and refinishing job. We see floors that are just a little scuffed and nicked to those that have deep scratches and haven’t had a good cleaning in years, yet almost all of them can be rescued and renovated. Sanding a hardwood floor usually involves utilizing a professional sander to strip the wood back to its “raw” state to remove all the imperfections that have appeared over time. The floor is then refinished with several coats of polyurethane and in many cases stained before we do that. The end result is a hardwood floor that looks like it was laid only yesterday.

How messy is this going to get?

Whatever you may have heard there really is no just thing as a dustless sanding machine, but our professionals keep the mess to a minimum by utilizing professional dust containment techniques that we have perfected over the years.

What is the difference between water based finish and oil based one?

This is a hotly debated topic even amongst those of us in the flooring profession. Oil based finishes have been around far longer – the granddaddy of finishes you might say – and they have a decent track record. The problem is they tend amber (OK yellow) over time, take a long time to dry, and possibly most troublesome of all give off some pretty nasty vapors and VOCs – which are big enemies of both the environment and the health of your home.

For these reasons most professionals are turning to water based finishes. They are non-yellowing, non-toxic, environmentally safe and dry very quickly. In their early days they got a bad rap, but the new modern versions are greatly improved. Some water based finishes benefit from being finished with a top coat and we at Aladdin Carpets and Flooring know exactly which ones to use.

Should I have you stain my floor when you sand and refinish it?

In the end that is a decision that only you can make. Personally we believe that it can only do your floors good because it seals better and really enhances the floors beauty, but the decision is ultimately yours.

Can engineered hardwood floors be sanded and refinished?

Another tricky one. In many cases the answer is yes, under certain circumstances by very highly trained pros who are used to dealing with all the extra problems that refinishing engineered hardwood floors presents. An Aladdin Carpets and Flooring specialist will access an engineered hardwood floor before any work is undertaken to ensure that it will benefit from sanding and refinishing.
